The positives here are that I have connections to people who can find me student renters (with leases backed by their parents) and these things cash flow like crazy (by conservative estimates, 18% COC on a $20k down payment for a $100k house) and having college renters makes me resilient to downturns.

TBH this process will obviously be a lot less stressful for you with finding money first but from prior experience sometimes finding a deal and then being forced to find money is a good way to build resilience.

I have a number of friends in the Meyerland area who woke up to 3-4 feet of water and have pretty much lost everything as their homes are completely submerged. 19 people from our church have evacuated and are in emergency accommodation with 2 families (one with a pregnant wife) are trapped in their homes and cannot get through to rescue services.I live in the medical centre district and the water was 2 inches up our front doors, but luckily only got a little wet, and quickly went back down to the road when we had a little respite.However, I know that Houstonians are resilient, and will rebuild quickly!

In one of my Parks, I've had the opposite experience- investors are actually more resilient to LR increases than the regular tenants.In my opinion, it's the "lifer" tenants you inherit who typically complain the most about LR increases (and many other things!).
