I was so frustrated and that final drop I started thinking to myself this person is still going to get a commission off this property let me do it myself and I did like most do and listed on Craigslist and the local penny saver and Michelle came to my rescue.

I went and drove as far as I could into town, made it about 6 blocks away before I couldn't drive anymore, and then got out and walked in it to the house to rescue my tenants (they were young and scared about the electricity being on, so they wouldn't get off their bed until the power was shut off.

Some states have regulations in place to curb perceived abuse by aggressive REI ready to rescue the public;) In the general case, if you are ready, willing, and able to close as a buyer, there shouldn't be much of a difference than dealing with any other motivated seller...
