The only reason I got an LLC was to buy a commercial property because it was a requirement of the lender.

You would have ongoing filing requirements with the State and would need to keep business records and documentation.

Just my personal opinion - get a mentor or a person who already has good experience running STR business, preferably in your area (but not 100% required). 

Most lenders won't require an application fee and should be able to clearly lay out their financing costs, cash to close, and projected profitability for you.I hope this helps.

The seller requires a cash purchase & I’m exploring creative ways to structure the deal.

The deed transfers to the trust without triggering due on sale and that is the only item requiring recording in the process.  

They are currently 10 weeks, and required before you can make a permit application for a house. 

If they sell them on amazon, they likely don't require any special handling.

Additionally, we have developed templates for tracking key metrics that we require our PMs to fill out weekly.
