I would totally refinance into a conventional loan to remove MIP but you cant until you reach ~20% equity or have 15 years of payments?

Loosing  75% instead of 100%  your capitol is better than nothing. f. 

Sometimes I received phone calls from angry note sellers who want to be removed from their list or want to let me know that their husband or dad had died and the family had already sold the note.

Have contractors coordinate directly with tenant on repairs and do a few trips a year to catch all the loose ends.
