Good afternoon, I am new to real estate and investing.  

I also have family ties in the real-estate industry; my uncle was the project manager for a county in GA, and another family member is the CEO of an architecture firm. 

In 2021 I began listening to bigger pockets podcast episodes religiously and got the real estate bug.

But they probably have to diagnose their problems first.So what is the real reason 95% of the people fail in as real estate investors?

I've been in real estate for 18 years, am a licensed Realtor and have owned several rental and flip properties in Texas & Hawaii.

And while nothing is foolproof the most consistent method of finding good vendors is relying on OTHER real estate investors that have worked with those vendors.

The company also published some great books like Millionaire Real Estate Investor, another one named FLIP, and another one called HOLD. 

I am seeking an early retirement and it looks like real estate is the way. 

IMHO bitcoin has lost its earlier years luster of being able to purchase "real items" in the "real world".
