So from the start, I have had a tax guy in my corner who I thought would help ensure my taxes were done properly... or so I thought.Now jumping to the here and now, my tax guy is in the middle of my 2022 return and I have been asking him questions back and forth for weeks and making sure he has everything he needs from me.

We only have 4 units on section 8 right now, but in general, the system works well for investors IF you have a solid property manager who understands the subsides and does proper tenant screening.   

@Nathan Gesner It's immoral to tell them they can't use the garage anymore (with proper notice), but it's not immoral to just evict them without the option to stay?

You need to know your state laws and brokerage requirements so that you don't get into doing any brokerage activities unless you have the proper license.

I'm not lazy or anything but I'm tired of working jobs that don't pay enough to properly support me or my dreams.

I actually had some solid advice for you until I saw your reply to @Kevin SobiloThe post is impossible to provide proper advice.  

Trying to figure out the proper, best, and alternative routes to making meaningful relationships and wondering what the most effective means is to developing leads that may come along in the probate process. 

I'm a project manager by career, so I know with proper preparation, anything can be successful.  

Working with someone with proper knowledge about the market you're looking in is imperative for this.
