I done evictions in the past, tenants are allowed one or two postponements for illness, 30 days each, and after eviction is granted, there's a waiting period for Marshalls, backlogs then 30 to 60 days, and how much longer with the Pandemic is anyone's guess.

Even the eviction moratorium doesn't relieve tenants from owing rents, it only postpones the eviction process on those that don't pay their rents.

I also will not get reappraised until the deal closes so will acquire a piece of his LLC each year until this is paid down. higher property taxes will be postponed saving me another $75,000.

Maybe, it's the quality of the assets we're buying - severely delinquent.In January, we had two sales stopped by BK 13 filings and a successful MFR for a December sale that was postponed.
