Create an agreement so both parties are clear on what is important to each of you, then have your attorneys sign off on it.Hope that helps.. 

We do not have any signed contracts in place. 

Find a renter, qualify them, move them in, collect rent, oversee repairs, re-sign leases, move them out, turn the unit, rinse and repeat.

Incorporate what if you die, what if you or a partner want to sell how do you value, opening bank accounts, contract signing, etc.  

Your anonymity is blown if you as manager/member of your WY LLC sign a mortgage ... i.e. get a loan.If you own property in a revocable trust (land trust) with someone other than yourself as trustee you can achieve anonymity, since that trustee will sign the mortgage.

What is your opinion and how did you get signed up with them.

They may balk at that wanting you or your agent to do the leg work of putting paperwork together but they may do that and if they do the seller would be signing that counter offer of $645k.

You'll just have them sign the contract so they are locked in with you, and the homeowner doesn't turn around to try and sell the house to someone else while you are working with the bank.

If there are clear signs of negligence (kid throws down, paper towels, food, fats) then you can get the invoice from the plumber with the notes and present it to them.
