We are not the only player in the space but in general on a warehouse you are looking at rates a little higher than a regular single family home, in the high 7 low 8 rate range on a 3/27 30 year amortized loan.

I am not a big player by any means.. but in Oregon I did my banks first horizontal loan since 06 they had a moratorium on doing them.. and so i was proud to be their first even at that i had to have 50% cash equity into the deal.. but I did get bank rate 1 and 6.

My takeaway was that if it seems too easy, the payback is too quick, a person rockstars from nothing to a major player in no time, yeah, you oughtta be suspicious.

My recommendation for people starting out is to go to local REIA meetings, find out who the players are and ask if you can shadow them / work for free to learn.
