We are not the only player in the space but in general on a warehouse you are looking at rates a little higher than a regular single family home, in the high 7 low 8 rate range on a 3/27 30 year amortized loan. 

Had you been able to make a portfolio offer (and had I been able to make a portfolio offer), we'd both have a good chance at taking the deals.Thus, the solution might be to partner up with a very large balance sheet player.

Seek out key players who are doing what you want to do.

Very quickly the major markets & players in those markets will become clear to you as we frequent these pages often.As for the concept of buying out of state remember that It's not really that complicated to buy out of state.

There are some big players in the room and normally each meeting is packed with great information. 

I am not a big player by any means.. but in Oregon I did my banks first horizontal loan since 06 they had a moratorium on doing them.. and so i was proud to be their first even at that i had to have 50% cash equity into the deal.. but I did get bank rate 1 and 6.

I noticed that a lot of the bigger players in the market, hedge funds had begun offering 30-year fixed rate debt to investors.

You'll quickly see who the bigger players are in that space & they should probably be able to help you build that portfolio.

My takeaway was that if it seems too easy, the payback is too quick, a person rockstars from nothing to a major player in no time, yeah, you oughtta be suspicious.

My recommendation for people starting out is to go to local REIA meetings, find out who the players are and ask if you can shadow them / work for free to learn.
