I met him many times before awesome GUY but you can definitely tell the dude is the biggest slacker in the world (for example: if he knows that going the long way will benefit him greatly but will be hard in the process, but cutting through the backyard to avoid the long-distance of wearing will be better, he will most definitely take the short cut!

He is by far my most successful protege, but my second most successful is doing quite well and then I have a few who are making process to doing well. 

Hearing it from someone else solidifies my thought process in analyzing the market.

But, as my wife and I have done this over the past 5 years, we have found it moves less and less each time, and that we are essentially living the life we envisioned 5 years ago when we started this process. 

I wasn't hoping for my responses to be read as an indicator of making a decision to invest section 8 or not, or stating that I have a more thorough DD process than someone with more experience.  

I would also agree a business is much better for cashflow (stabilized, operating well, for on going CF).Real estate does cashflow well but it wasnt overnight and requires many units stabilized and maintained to keep cashflowing regularly.

Don't be afraid of the process!

Its a slow learning process if you havent been in the lending, investing or real estate world before.

Although I saved 20-30k by doing everything myself and learned a ton in the process, doing that sucked up all my time and potentially stopped me from buying multiple multis last year.
