One of the factors that I look at for listed on market properties is Days on Market (DOM) and properties that have had price reductions, sometimes multiple price reductions.

I'm in Coppell and Southlake , but travel all over North Texas if you want to meet up.All of the cities you mentioned are probably good targets and where the better action is.Flips are not easy right now, so I would keep open on the 1st one to any and all those cities.

Generally speaking, with SFR or small multis, I just rely on the lease/rent roll (and some form of proof of payment; i.e. bank statements, deposit receipts, tax returns, etc.).
