I'm almost at my limit- it's so nice when they say how much time and money I saved with their ticker on the top of the page but in dealing with the increasing hassle that amount is skewed. 

FHA is unlikely to play nice in this situation.Bank statement loans might be an option for you.

The home is in a nice area with good school.

I put a lot of money into my property to make them nice. 

So I gravitate toward things that are well understood, proven, time tested, tie up all details in a nice neat little package, and eliminate as many variables as possible. 

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

I have heard of cabin / mountain market STR operators doing some kind of hiking package, or way to connect a guest to a private tour guide for an "upcharge" which gives the hike tour guide an income and the STR operator a nice upcharge too. 

It is a nice cabin, but it will not produce good return. 

The popcorn machine is nice, but not something that will be a deciding factor in bookings.
