Sold my real estate a couple years agoand protected myself starting last year bygoing short & going long on gold miners.Sold NEM/GOLD for a profit today,and shorts keep going up daily for now...Since you can't short Real Estate the only strategyI know of is dollar cost averaging so you can refi.down your debt as the Fed announced 100 basispoint drop coming this year, and listen to Mark Cuban,"live like a student" or Elon Musk, live at the office...

Given that our old 75 gallon didn't hold up with 2 teenage daughters I switched to NG on-demand & they never complained again in the 4 years they continued to live there & that included catering to their sleep over guys. 

@Albert Ng Property manager was happy to place her with no co-signer but I wasn't because although her income (self employed) was high her business expenses were high too.

I guess they all need to cover their o/head, but it can bleed you dry.I had a NG whole house generator on a SFR die.

Our NG billing is $300/month over the winter months & about $80/month for the 80 gallon NG hot water tank May-Oct.

They stayed the year (lease) but had to turn their heat off & use electric/kerosene heaters because their NG bill was $425/month.
