My home went from a 2bed2bath to a 3bed3bath after building a 1bed1bath ADU. a 3bed3bath at 1800 ft in my neighborhood sells for 750-800.

I'm looking at Class B properties in up-and-coming neighborhoods and plan to self-manage once I relocate.  

When an individual landlord prices their rental, they do based on what the other ones in the neighborhood have rented for. 

here in Pittsburgh for example, you can buy properties in OK neighborhoods for $50-60K that need $80-100K rehabs. 

The only place this would appear to make sense is in Class D neighborhoods which could cash flow.You have rights to income but nothing else - sounds like an unsecured note at the end of the day.Chris you make good points.
