Stocks are amazing tax wise and have performed neck to neck with real estate (excluding taxes) in many countries due to the nature of business but they tend to have low cash flow and the volatility can lead to one needing cash right when the market is down.

Unless you are a cash buyer, the mortgage pre-approval letter is your Proof of Funds.Multi-families are relatively rare in our neck of the woods in Northwest Jersey. 

Especially when you have a private money lender breathing down your neck for their monthly cash. 

Problem is, when they showed us those deadly moves like that poke in the neck, or the eyes, or don't yank the bad guys in the head because that will kill them, guess what I want to do if I have to fight the bad guys? 

This will likely accelerate the foreclosure cycle so we shouldn't see bottle-necked inventory for years like last time.Note Investing: Depending on how the contracts/notes/derivatives are structured and the inventory and asset mix of the banking institutions... we will probably see an influx of note investing opportunities.
