LOL but this route you have only 4 weeks to contact all the sellers MULTIPLE TIMES.- The golden rule in my group is the seller has to have a deal, the numbers work, be willing to sign, be willing to move out no later then 7 calendar days prior to the auction!!!!! 

Buying with an LLC is a great way to safeguard yourself and your property, highly recommended, however, if you’re purchasing through an LLC that was not formed specifically for the purposes of acquiring your investment property, ensure you own more than 50% as LLCs can get complicated with multiple equal shareholders.

Couldn't disagree more.I am the owner of multiple businesses, and I've never had one "make money day 1".  

Typically a solid GP would reach at a 2x multiple in 5 years, taking your 500k to 1MM.

Issues with multiple national carriers leaving the state completely due to state regulations, massive loss ratios, huge increases in replacement cost values/limits due to inflation, etc.
