Hi there,I purchased a SFH in Gilbert last Nov for long tern rentals and manage it from out of state. it's build in 2008. on 7/22, the tenant told me the bracket came loose and the door won't close, the had one man came to check and said: the motor failed and one of the screws apparently on the top of the door malfunctioned and the motor just kept pulling the door instead of stopping.

If you have central HVAC system, you typically remove the vent grille in each room, then the interior of the duct can be cleaned all the way back to the main HVAC unit with a series of large "bottle" brushes on extensions, rotated by some type of motor depending on size.

My swamp cooler has being giving me some issues, probably just need to replace motor and this would be cheapest option but thinking about long term HVAC solutions that would be best for my tenants.
