A lot of out of state investors don't realize that there are a lot of options between those two extremes, where you can have a pretty good property that already has a tenant at a mild to moderate discount- it just might need some improvements in time because it hasn't been FULLY rehabbed before it was sold to you.

@Matt Maurice I see the same, lending has slowly returned to normal (and away from paranoid), with rates going up moderately there should be no issue.
