BTW, you can do an LTR on any property - house or condo - without applying for a permit.In the right location, you should expect to see at least a 2x return on an STR as opposed to an LTR.

I believe your loan could get called if you transfer ownership to an LLC without consent of the lender, especially a brand new LLC that does not have two years of tax returns.

Looking for any creative input on how something like this could be structured.Taking part of the purchase price of real estate as a charitable donation and using said deduction to lower your taxes is tantamount to sending a cover letter to the IRS with your return requesting an audit.
