The solid surface acrylic countertops in the bathroom had burns in it as well.

My preference is an acrylic primer and paint, the best you can afford (mid-range is probably fine for a flip), but an oil-based primer can work just fine also.

Their lease will have been changes a hundreds times and been massaged to death.  

(Green board is fine under solid surface walls, from fiberglass to acrylic to whatever else, and is usually preferred, but don't do it under tile.)

. :)  Oh and on the skylight (probably a 2x4), use an outer White over inner Clear lens' setup (the acrylic lens' in the skylight).

The key difference is doing BPOs to acquire a certain client, vs doing a BPO to acquire a certain listing.Now, the wording of the engagements and stated purposes of valuations on reports could be massaged (and when I say massaged, I mean misrepresented) to get around these sorts of troubles, however that would open up an ethics can of worms for the lender (and for a knowledgeable broker), who believe it or not, like to avoid such things.

But, alas, being a newbie, I do have a massage amount of questions.

I like Acrylic prints because they not only look great, but they take the hassle out of finding a frame and are easy to hang and clean. 

Your responses have let me know I may be missing some minor things, but aside from massaging numbers, I am thinking about the right things and not missing any MAJOR items...I appreciate your input.
