Are you thinking this new cycle of higher rates is at its peak and we are going to head back to the 3%-4% range?

Most builders in the area are 3-5% of the purchase price, so at a purchase price of $340,000 you'd be looking at a range of $10k-$18k-ish.

Hey there Jonathan, did this just now but doesnt tell me apartment numbers or a range of numbers. 

I've only done 6 new construction builds ( ADU's ) ranging from 500-1200 but all seperate properties.There are also two other 0.48 acre lots (that were never merged together) adjacent to the current large lot of 3-ish acres to make this a total of 8- 0.48 acre lots when/if these do get reverted to their original size. 

Fortunately I was able to add a 30” model...so I got to spend $400 on a nice whirlpool stainless gas range that looks decent too!

The course/mentorship programs range from $18,000 to $35,000.

A PM of worth at let's say yr7, has done hundred upon hundreds of listings, and dealt with a range of properties and tenant situations most transactional agents will never experience in their entire life time.

I've seen a number of turnkey properties in Pgh (my former hometown) in the $100k range, so I think I could purchase a multi-family or two single family houses and possibly double my cash flow. 

The house is in good condition, AC and roof are 5 years old.Generally I keep $2000/year towards maintenance when I buy houses that are 5-15 years old in this price range.
