1) an investor will pay the least for your house.2) An assumable loan will only help if you owe at least 8-%, preferably 90% or more if the sales price for an owner occupant who will pay the most. 3) it’s been a VERY slow winter.

I have been acting as an investor with 20% down on all of them so if it were a 4 unit going as a house hack with a lower down payment that might change things.

The 5-10 it gets heavier and a lot busier, and 10-15-20 it really is untenable to self-manage especially if this is not you main business like a person buying their own rentals and building it like a small business.

I wouldn't spend 2k on it or anything.Yeah I have one particular house where everyone who books it constantly says how pleasantly surprised they are at how nice it is and that it looks so much nicer in person than the photos.
