From there, start networking with local investors and agents to learn more about the market, and be sure to do your own research as well.

I adjust pricing based on demand, like raising rates during peak season or local events, and lowering them in slower months to stay competitive.

Find local meetups, rub elbows with other investors, find out what they need, and then find a way to meet that need.For example, maybe an investor is growing fast and struggling to keep up with inspections.

Your team can stay local.  

However, I would encourage you to Network work local real estate clubs in the PA/NJ area to help identify your target market and ideal investment for your first property.
