@Diogo Candido i'm definitly up for a good challenge ;) Looking at what is in the market already, it seems we would need to "build" some kind of 4 or 5 star hotel but ready for seniors.Then we would have two options:1) find an operator to run the assisted business who would be our tenant (not the seniors) and pay us a rent;2) manage the property and the assisted business;At this point in my life, i would be only interested in number 1).

You’ll find properties specifically zoned for short-term use, which makes your life so much easier.

Now your husband may be willing to take these on but that is not much of a life for $500 per month. 

Respect their time by giving them the information they need to include or exclude your listing quickly, and then earn their respect by answering all correspondence quickly.Making life easier for the frazzled person trying to do their job is its own reward.

Of course it does in seminars but rarely in real life.#8 I would consider your inspection cost a very cheap crash course in buying long distance investment properties. 

The best way to get started is to pair books and podcasts on the topics you think you will be interested in first with meetups in real life.

I have been doing this since the mid 80s  over 3500.00 transactions and If I can do it you can do it :) "If I can do it you can do it :)"Haha, this is exactly my problem in life... if other people can pull off out-of-state investing in class C neighborhoods, maybe I can too? 

Scaling back to simpler, cash-flowing properties or smaller multifamily deals could help rebuild confidence and momentum.
