People's attitude changed how they do business in this internet world. 

Some mentees will act as a bloodhound for the mentor, knocking on doors, driving for dollars, scouring the internet, making cold calls, or performing other services that help the mentor find new deals.

I am just a person on an internet message board, but have known enough attorneys and seen second and third hand enough lawsuits to know you are getting dragged in no matter what.Just a few things to think about before you start spending money to transfer, just to learn that it will cost you a lot more to have things like commercial insurance, commercial mortgage, business utility account (not more expensive, but typically require a large deposit to remain on account), etc.

Some examples of these techniques include sending out targeted mailers or running internet advertisements.

If you just send the standard "will buy your house for cash" postcards, or do generic bandit signs, or canned PPC internet leads, you will waste all of your time on crap "leads" that aren't real.

The internet is information overload.  

Contracts found on the internet from strangers are often dated, not in compliance with your local laws, or plain trash.

You likely won't find your answer on the internet, FB marketplace is a good start, but I found all my help up there through referrals and picking up the phone.
