In the meantime, I had a bad experience with a local (Seattle area) custom cabinet maker so I'd love some recommendations on folks who do high quality work, but are reasonably priced and responsive.

If you can lease it quickly, you know the market, you know how to get to restaurant decision makers locally, then it may make sense to do it yourself; however, if the leasing function cuts into your time for your primary job, then probably makes sense to outsource it.

So for smaller guys, you really don't need to be exact to make really good profit, and for bigger companies they have a ton of experience and analysis infrastructure they don't want to trade the liability for the charity.

I have a credit score above 800 as well and my assets have proven to be good money makers, my next property in the spring will be my stopping ground for a while so I can build up a solid security fund (currently $8K - shooting for $30-$40K).
