Call a trash hauling outfit and take the costs out of the deposit.

I’ve mainly been working with realtors on the small Multis in the Keys but I’ve been toying with sending a mailer and starting up some ads.

I think we are going to come on the market at 1.95  exicted about it.. we put an elevator in it..I was in a client of mine in Singapores home in Feb and he had an elevator in his 3 story home .. ( and a single family detached non lease hold home in Singapore is some big buckaroos.. but anyway it was glass like a hotel kind of cool.I was also toying with a Tesla solar roof and power wall if I could get that by the BAR.. probably not though .. lets just keep this market going for a few more years please.. :)

I'm looking for people boxes in solid condition I can rent for the long haul in areas that I'm comfortable with.

If you're having the roofers come in after you do the tearoff, make sure the dumpster is there for them as well... they'll have cut pieces of new shingles and similar stuff to get rid of.I have also seen a couple of dumpster companies that offer a lower rate if all you're putting in it is shingles, no general trash - I suspect they are hauling it to either a recycling plant or a construction and demolition landfill, which is cheaper for them than a general-purpose landfill. 

Would you put up the rails or haul dirt in to make the ground higher?

If it cash flows I would hold on to it for the long haul.

I have toyed with this, but I would be completely new to the landlord side of it.

I installed the Automatic on-board diagnostics adapter in my car for personal use (I got it as a fun toy and decided I didn't really need it when the company came out with an upgraded version).

His point of having a super nice place though rings true if you want to be in it for the long haul.
