We refinished the existing hardwood, updated the kitchen and bathrooms, set new tile and backsplash, and added a utility room.

painting is 99% done. hardwood repair (lots of areas) is next.

what is everyones outlook on real 3/4 hardwood. i am in the same situation on a rental property we are rehabbing now in summerville. i find it hard to believe that tenants could do any real damage to 3/4 hardwood flooring. i mean yes scrape the surface but nothing a quick sanding and re-polying couldn't fix right?

You and I both know that the top end rents in Burke are based on new carpet, hardwood floors, granite counters, and new appliances. 

Our unit is the "owner's unit", meaning it has stainless appliances, hardwood floors, and granite counters.  

Some DIY projects l enjoy are flooring (tiling and laying hardwood mostly) and restoring nice hardwood.

Depends on will it be a 2 story or 1 story, brick or vinyl or hardie plank, hardwood floors, etc.
