I had an extremely similar situation last year, it was a property I was fixing up to sell, the main contractor had some issues (maybe drinking, drug or gambling) and kept asking me for money saying he needed to pay the crew and has been working really hard.

But I don't want to be living with strangers, I was thinking if I make my own room(something small like in the garage). and only sleep/be at the house half of the time will I still be considered a primary resident and will that be okay with FHA guidelines as long as I don't tell them?

The good news is that Fannie Mae and Freddie Mac recently relaxed underwriting guidelines to allow for it.i recommend checking out Freddie Mac's Home Possible and Fannie Mae's HomeReady program.Outside of that, working with a mortgage broker can also help you shop around for lenders that allow for boarder income.Good luck!
