That, and the upcoming CA ballot measure of possibility of loosing prop 13 property tax freeze status on CA commercial properties, are definitely putting a dent in desirability of owning CA NNN commercial :( 

I had to replace all three boilers, 2 hot water tanks, upgrade the circuit panels, and replace most of the plumbing in the walls Since during the winter many burst due to freezing.

Nobody wants to move when there is snow on the ground and sub freezing temperatures.

It was bad, copper comes apart after so many freeze thaw cycles.

And and AND,They used a baseboard electrical heater under the house (I guess to keep the pipes from freezing?)

Some even go as far as to freeze credit cards in the freezer.

Tenants will have no excuse if they allow pipes to freeze.

In the past when we paid the water, some would leave it running in the winter to prevent freezing, they don’t report leaks and one even filled a swimming pool.

And there is also a possibility of an exemption for 4yr tax freeze after rehab but I’ll have to look into if this is available for rentals or if it has to be primary residence.

You probably want utilities on as well in case we get freezes.
