Why isn't everyone cancelling en masse during the cold season for flu?

While watching the news about the Corona virus, I'm thinking the section 8 properties have guaranteed rent coming in from the government.Most of my other properties have hourly employees that will be financially  hurt if told to stay home.

I wonder if I can unload this in 2020, given that people may not be shopping right now because of the virus.

Things aren't looking like they are going to improve in the next two weeks with regards to the corona virus, so im wondering if it would be wise to lock in 2.8, or see if rates dip even lower.
