I agree with Robin, my first deal was a single family house in a good area with blue tarp over the roof and a noisy but working oil boiler.

A hedge fund owner who I worked for called it “a data revolution” and referred to data as being the new oil.

Now for medium term rentals we supply it all except we don't go over the top and supply food items like oils and spices.

Used to spend some time at Lake San Antonio not too far away (remember going into Lockwood in search of 2 stroke oil one time)I think you are on the right path with the snowball effect (my wife and I used that same method to pay down and off our debt) As far as investing out of state I would highly encourage you to do your research on the area and try and find someone more familiar with the market and the nuances of the market to help you in the beginning. 

Maybe check with your state’s fish and game department and your state environmental protection department to see who they work with or have heard of?

Pair that with the summer is busy and we have 10+ guests slathered with oils and god knows what else happens and the pools get cloudy or worse green. 

I love going up to camp and fish up there and at Isabella so I want to find a place that I can use and rent it out when I’m not using it.
