Another factor I considered is that the role will help me understand RE markets better and be looking at a lot of deals.

Look at the economics / population rates & other driving factors pushing the market into the future. 

What ADR did you use for MTR and how did you derive the MTR ADR (or different what rent and what vacancy factor)?

I have been playing the multifamily game for almost 10 years now, and the GRM is one of my least favorite methods personally since it ignores so many important factors (steam boiler versus electric baseboard heat as an example). 

My ARVs are also reflective of those factors. 

what factors should I be looking at when making this decision.  

Of course the goal should be on the first page by anytime but that is usually bad ROI since the price is the biggest factor on the rank.

If you want clients to have empathy for your situation with your company we would expect the same treatment back.

The key element is :"the intent of which is the transfer of title"in law, the intent can be the determining factor, it doesn't have to actually occur or be done in a specific manner.You can speed because you have your foot down too hard on the pedal or you can speed because you are going down hill.

It could certainly be a concern - but depends on a lot of factors - are you looking multi or SFR?
