You're right to exhaust your conventional guidelines first and then go with a portfolio/commercial type loan. 

Funds will probably be exhausted before I'm even able to apply. 

Basically, exhaust all options before pulling out of a deal.

Bath fans are designed to exhaust the humidity from the bathroom caused from the shower steam/humidity.
