The key takeaway for me is that bad credit and very little savings doesn't necessarily exclude you from investing.

If you want to open up your deal to non-accredited investors (investors with less than $1M net-worth excluding primary residence), there are very strict non-solicitation rules that would apply, to which your original post would probably disqualify you for.So, now you're left with an SEC 506(c) offering, which allows you to solicit accredited investors (net-worth of $1M and above), or taking general only partners, who have actual active roles with decision making power.If you're still want to take passive investors, you definitely want to talk with a good SEC attorney!

Cash on cash is the cash return you get on the cash you put into the property, thus it includes your entire mortgage payment, and excludes any appreciation you may have.

@Katherine Weekes Not an expert, but if you hold the property & mortgage in your name, you can be held personally liable & all of your assets are at risk: personal residence, 401k, savings acct, all of your investment properties, etc.This could happen in a worst case scenario where someone dies in your property & the jury awards a verdict beyond what your insurance covers OR if the person dies due to something excluded by your insurance such as mold.

They'd be able to exclude $500K of gain under section 121 so they could sell for $535K and pay no taxes.

The NOI (Net operating income) needs to be sufficient to cover the payment and some amount of spread.To make the numbers simple lets pretend the payment on the 50K mortgage is $500/month and the 70K mortgage is 700/month (these are likely high numbers) if the rents minus expenses (excluding mortgage) net out to 750 then the 70K mortgage is pretty risky since there is only a $50 spread and the 50K mortgage is much less risky with a $250K spread. if these numbers held up I wouldnt buy the property at all unless I could get a 60K mortgage with a 600/month payment and have a spread of $150 and 10K in cash reserves.

Depending on how long you hold the second property, this gain can be deferred up to 10 years and 15% of the gain will be excluded from your income.
