Just a bunch of kids answering the phone and writing bad commitment letters. 

I would notify her in person and in writing (big note on her door) including quoting the clause in the lease where she is responsible, and tell her you will be inspecting to insure the heat remains on, high enough to protect your unit, or she will be breaking the terms of her lease and also liable for any damage done in the downstairs unit as well.

I am considering doing this but should I charge a fee to write up and get the lease addendum signed?

Some states may be more enjoyable than others when it comes to running a PM company.

And most were just cure it and buy sub to.. if you have no real equity you have no exit without writing a check. 

They could enjoy use of your land that way.

I am currently enjoying my 1k monthly income with no debt, and I am nervous about leveraging.
