Contractors For Cincinnati Region Needed

Hello Everyone,I have a Contract in Place to close on a house by next week.This is my First Rehab Project.I have been looking for the houses for the past 6 months and also paid for Seminar/Workshop to study the Flipping Process.I finally decided to jump in this business,because i think i have found a house,in which i might make some money,but obviously not without encountering number of hurdles and obstacles.I have come across my first hurdle,which is, I am in need of a good General Contractor who can do the Rehab work and give me an estimate on it.Does any one in the Cincinnati Region has any Recommendations?

Won't insure with Active cloth wiring?

We have encountered companies which will not underwrite knob-and-tube or aluminium wiring {which can be perfectly safe}, but never one that refused paper/fabric-covered wiring.What does your insurer classify as "fabric/cloth covered wiring" {I cannot really see the pictures closely enough).

@J Scott HOA s are an important part of the due diligence.what I have personally encountered since the melt down.. is that the HOA's were never really formed other than the CCR's recorded.. developer ran out of money.. home owners never had a turn over meeting.. so its a rudderless ship.I built some homes over on the Oregon coast that was like that.. there was and or is a HOA but no one is running it.. so no one to talk to about design criteria.. and out our way .

I totally agree that RE is a local market, but ours is limited and expensiveI will probably start with our country to gain experience, but in our case I don't think it is a good idea to stay in local market@Tom Ott - I didn't encounter turnkey, and I'll start reading about it

I think the risks across the board and the caliber of professionals you are likely to encounter would go up a good deal if you look at $100k+ properties ... that is not to say there are NO good professional agents etc. working in $30k properties, just that the incentives are not there and I'd bet the good ones are working more exclusively with huge investors in high volume.It doesn't make sense that the buyer's agent would help you much, though, because the buyer's agent would have to deal with all the same lazy listing agents anyhow, just as you would going directly to them ... but hey, if it works, go for it.
