I would guess that you have little or no experience running any kind of STR, and now want to get that experience on the back of someone else's investment, with little or no personal skin in the game, and that's not a good way to build an investment portfolio.

I see it that your first decision is; to scale (grow), to coast (doesn't sound of interest or else you wouldn't be asking these questions, right), to exit (cash-out) or to transfer. 

If not, aren't you going to need to buy something else or are you just going to rent yourself? 

We just finished one flip with a $120K spread that literally no one else wanted to touch due to the age...!

The units all have tri-paint jobs with ceiling paint, a nice wall color and super-white glossy trim on everything else. 

Quick thoughts:The man often called the richest in the world, works waaaay more hours and waaaay harder than you or I or almost anyone else in the world.
