Demand is growing a bit and I think there is still a little room to go, but as I mentioned before there are a handful of big players in the market and they have a good handle on the deal flow. 

The savings in operational costs alone makes it appealing to institutional players.  

And of course, there are always the major players in most markets: CBRE, Colliers, Cushman, Marcus and Millichap, etc.  

I live in Midland TX which is dominated by the oil and gas industry and contemplated on purchasing a house or building a duplex to rent to a oilfield company.

For Winter 2024, more affordable Midwestern and Northeastern markets dominated the Top 20 list, with Ohio alone taking 5 slots.

Im assuming most players involved in deals in your area are seasoned professionals.

It's vitally important to know who you are working with, and have the history of the players involved.
