The court can set it aside the foreclosure and allow a sale and she may have a homestead exemption to keep some money, payoff other debts and she can always change her mind before the court discharges, and reaffirm her debts which will help the credit issue.

Which could be the best advice, but it sure screws up a deal. 2 years isn't long to get people ready to buy that have thier credit trashed, 3 years past discharge from a bankruptcy is a minimum, not a gurantee, 2 years from a short sale, again, a minimum.
