My advice: keep saving diligently and look to house hacking as your first real estate investment once you build enough capital.

It sounds like you and or your agent may not have done your full due diligence.

On additional reason I would say is not doing their full due diligence.

I am under contract on a lake front house but still in the due diligence period - I just learned that it's designated flood zone A.

It’s taking Seller a while to provide the HVAC report but while time passes after due diligence - Flooring cost is way too expensive at the price point they’re asking for 130K + Care of property never took place till decided to sell so I’m not comfortable any longer - Home sits on corner lot on a slight hill with crawl space - Lots of weather changes has caused the home to settle + improper supports needed. 

I do my own due diligence and call all reference numbers, past landlords, and do an in person interview.

You might also have rodent control and termite protection.For due diligence, make sure you get a two-year payment history for all tenants.

Take your time and evaluate and do a lot of due diligence.
