Let's say you want to house hack, so we use a duplex, let's again for sake of easy math, assume both units rent for same price.https://www.redfin.com/CA/Walnut-Creek/2417-Casa-W...So this duplex, rents for 2700 ea side, it sold for 709 in 2004, "est" now to be worth 1.1So, at 709, that's about 28k down, and almost 5k mo (1.5% for taxes)Let's round that and say 2500/side... so you're basically paying below market rent by 200 bucks.Now, at the current price....1,109,000= 44k down, nearly 7,500 mo note.

I am wholesaling in Scottsdale, Tucson, Phoenix, Chandler, Meza, and Casa Grande so far.

The 2 houses for 70k are in Mesa, AZ and the other one is out in Florence AZ.Last year we purchased several houses in Coolidge and 1 in Casa Grande that all followed the 1% rule.

I don't have anything there but have looked Florence/Coolidge/Eloy/Casa Grande etc.
