Multifloor mold issues and signs of rotting/deterioration probably goes a lot deeper than you can visibly see. 

The driveway wasn't something I would expect a landlord to do with renters living there but he is well aware of its deterioration.

The listing says "concrete" as the foundation so I am assuming this means a concrete slab foundation.The agent mentioned that the issue was there 3 years ago when the seller bought the house and that it hasn't deteriorated at all since then, but who knows.Thoughts?

Fortunately, the property is in excellent stable condition and can sit until I'm ready to work on it with no appreciable deterioration.

In looking in the crawl space under the house one had historic termite damage and one of the original 120 year old 12 inch by 12 inch base beams was deteriorated. 

Also Auburn appears to be deteriorating rapidly over the past 7 years.
