The HPR thing really annoyed me, it makes no sense to me.

Frankly, it’s absurd.But don’t just rely on common sense.

There's no wrong way, as long as it makes sense for YOU.

I also always keep my rent increases in line with the local market, so sometimes I'll have tenants threaten to leave sometimes, and once they do their research they realize that it wouldn't make sense at all to find another property and end up paying the same thing.

They were already headed to FC, so in a sense they have nothing to lose...

That being said, with interest rates being higher now, I may not be able to find a turnkey property that makes financial sense.  

Credit checks tell you some sense of how they handle their money.

I need to defer or lower our income as much as possible for my age 64.At age 64 a cost seg makes strategic sense, take the deduction now and not over 27.5 years, or 39 if commercial.
