Verify and double verify with the applicant that the information they have provided is correct and that all income is verified and all adults will have a background check. 

@Alecia Loveless is correct--tenants need access 24/7 to their electric service panel, water and heat, assuming those are individual utilities for each unit. 

I just keep hearing over and over again to just take action and course correct from there. 

This is an old thread that was revived with the recent reply, and re-reading it now, I want to correct a couple things. 

Real estate is not the stock market and it's called buy & hold and not buy & sell for a reason.I did sell a few properties about 10 years ago when I learned the hard way that going into cheaper neighborhoods was not the right strategy for me, so that was basically a strategy correction and it was necessary, but also costly both in terms of dollars and time.

For me its next to impossible the search function I cant seem to get it work or its just not very good.. like trying to find a member if you cant remember how to spell the name exactly it wont come up for me I used to how my computer works.. just start typing in a name and it finds the email even if its not spell correctly.  

I don't think the police officer was correct. 

The house had the utilities turned off for the 6 years, and was filled with the original 1 owner's furniture, clothes, appliances, car and ecn food in the frig (without elctric on for 6 years). 

Our exchange didn't work out and they returned the proceeds via wire as soon as our 180 days were up.I not sure I am doing this correctly.
