What @Russell Brazil is alluding too is that you might want to consider converting it back to a 5/3 to get your loan and if you really want to walk the hairy edge or what may or may not be legal, convert it back to your 4/3+ configuration later.

Ultimately, we did change the configuration of the main hallway and master bath to allow for a "true" master bath (this was a 70s split-level with a very modest master bath originally) which I believed was crucial to getting a higher sale price.
