I think 1 commercial loan is way more pain than 1 sfr, but 10 commercial loans is way EASIER than 10 SFR. 

I'm being nit picky on purpose.Also, the Standard Lease doesn't apply to commercial tenants, so if the property under question is 6+ units, that might be easier.What you have described is Property Manager that has a Lease Option on the property. 

Commercial is a universe apart from Residential and yes, commercial is 10X easier in regards to the things we are speaking on.

You need to look into local community banks and speak with their commercial lenders.

I run two big groups on fb and we have been bombarded by big pocket end buyers so closing big commercial deals 10M+ is not the challenge here.
