There’s not really a lot of value add opportunity or sales comps in this space for our area.I typically (BRRRR) purchase fixer uppers with cash, fix up, rent, then refinance on a DSCR and get all of my money back.

We have applied for a loan to purchase the new property with us putting the down payment down cash.

Why add an ADU if it can be purchased cheaper?

It makes the math very tough on purchasing, at least from my perspective.
