When I loan privately as a private lender, I have complete risk of my capital, I make all decisions and I suffer the consequences or rewards of my actions!  

Then think Risk Reward.  

That way you kind of hedge your bets (aka Risk/Reward).Self Storage is historically Recession-Resistant as it has everything to do with Death, Divorce, Down-sizing, Dislocation, etc. - things that are prevalent in normal times and certainly, in not-so-normal-times, too.However, RV & Boat Storage is similar but different, in that approx 1 out of 10 folks in the USA rents a Self Storage Unit, and that is not the case with Boats & RV's; hence it being a much more niche strategy. 

We didn't just change that, we flipped it on it's head because if you can do a remote CA tech job, man-alive your going to be rewarded if live in a say a rural SD town.

Risk reward.  

Your inaction has just rewarded their bad behavior.Start ASAP as they will probably stay past June 30 because they don't think you're serious.

Investing time to learn the market will pay great financial rewards to future you.

I'll be honest the new building/development world is extremely tough to get into and unless you are planning to do it at scale or have a super unique way to find land/deals the risk usually isn't worth the reward. 

Maybe a partnership works.Risk & Reward: Limited liability is nice, but real estate still has bumps.
