This is the type of deal where doing your homework upfront pays off big time later.

Because cashing out properties now takes 12 months on title, brrrring has gotten a lot slower for me.

I would just be cautious, as there are some rough neighborhoods in both Akron and Cleveland that seem attractive due to the cash flow but will be money pits after the vandalism and vacancy. 

I can leverage my WLI cash value to purchase it outside the banking system.  

I am willing to provide current bank statements showing sufficient cash on hand to cover interim costs.

@Joseph Opoku Yeah you can still get positive cash flow from day 1 in pretty much all areas except the A class neighborhoods.

Do you get energized by throwing your stack of cash on black and seeing what lady luck has for ya? 

And it is Cash-Flowing as I speak.

@Samuel Coronado - cash flow on new builds here right now is fairly non-existant without putting more than 20% down.
